1) Electrical Fault Finding and Maintenance in Camberley

When a lighting circuit suddenly stops working, the visible problem does not always reveal the actual cause. One fault I investigated for a long-standing customer in Camberley initially appeared to be a straightforward failure of the lighting within an indoor swimming pool area. Once we opened the loft hatch above the pool, however, the likely cause became much clearer.

There were numerous rodent droppings close to the loft entrance, suggesting that squirrels, mice or other wildlife had gained access and potentially damaged the wiring. The loft first had to be professionally cleared before we could safely inspect the full circuit. When we returned, we found several cables between the LED batten fittings that had been chewed through.

I’m Darren May, the electrician behind MAYTRICS LIMITED. I have 20 years of electrical experience and am NICEIC registered, Part P certified, City & Guilds Level 3 qualified and Which? Trusted Trader approved. I deal with each enquiry personally, from the initial conversation and estimate through to the testing, repairs and aftercare.

2) A Real Electrical Fault-Finding Project in Camberley

The customer involved in this project had used MAYTRICS LIMITED for electrical work over several years. On this occasion, they contacted us because all of the lights within their indoor swimming pool area had stopped working.

We arranged an initial visit to inspect the installation and carry out diagnostic testing.

After opening the loft hatch above the pool, we immediately noticed a significant quantity of rodent droppings and disturbed insulation. Based on experience, this gave us a strong indication that the wiring could have been damaged by wildlife.

Although we had identified the likely underlying problem, the loft was contaminated and could not be accessed safely enough to carry out a thorough inspection or repair. Continuing to disturb insulation and droppings would not have been appropriate.

We explained the situation to the customer, who arranged for Pest Controler Man, Pest Control Services, to deal with the loft. The contaminated insulation and droppings were removed, the space was professionally cleaned and the area was made safe for us to access.

3) Testing the lighting supply

Once the clearance work had been completed, we returned to investigate the electrical installation properly.

Rather than assuming that every part of the circuit was damaged, we started by testing the main supply from the switch. The incoming supply tested correctly, confirming that power was reaching the start of the swimming pool lighting circuit.

We then worked methodically through the wiring between the individual LED batten fittings.

Several sections of cable had been chewed through by rodents. The damage was located between the light fittings rather than within the incoming switch supply, so there was no need to replace parts of the installation that remained serviceable.

We installed new cabling between each affected LED batten, checked the connections and completed the necessary electrical testing before re-energising the circuit. Once the repair was complete, all of the swimming pool lighting was working correctly again.

The customer subsequently arranged for repairs to the roof and loft area, including sealing potential access points to reduce the likelihood of wildlife entering the space again.

This is a good example of why electrical fault finding should be based on testing rather than guesswork. The symptom was simply that the lights had stopped working, but the actual cause was concealed cable damage within a contaminated loft.

4) What Is Involved in Electrical Fault Finding?

Fault finding is the process of identifying why part of an electrical installation is not operating correctly.

The work may begin with a straightforward symptom, such as:

  • Lights no longer working
  • A circuit breaker repeatedly tripping
  • An RCD that will not reset
  • Loss of power to sockets
  • An intermittent electrical fault
  • A burning smell or damaged accessory
  • Outside lighting that has failed
  • Power loss to a garage, garden room or outbuilding

However, several different defects can create the same symptom.

A lighting circuit may fail because of a damaged cable, loose connection, faulty fitting, incorrectly connected switch, failed protective device or external damage from building work, water or pests.

We begin by discussing when the problem started and what was happening at the time. We then isolate the affected circuit and carry out appropriate inspection and electrical testing.

Depending on the fault, this could include checking:

  • The supply to the circuit
  • Continuity of conductors
  • Insulation resistance
  • Polarity
  • Protective devices
  • Connections at switches and fittings
  • Accessible cable routes
  • Signs of overheating, moisture or physical damage

The testing carried out will depend on the installation and the symptoms. We do not replace parts simply in the hope that the fault disappears.

5) Our Process

Every electrical fault is different, but this is generally what happens when someone books MAYTRICS LIMITED.

  • Getting in touch

Customers can contact me through the website, WhatsApp, text message or telephone.

Existing customers often send a WhatsApp message or text because I already have their details. New customers are usually directed to the website enquiry form, where they can describe the fault and upload photographs or videos.

Providing a photograph of the consumer unit and the affected area can help me understand the likely scope of the problem before arranging a visit.

Estimate and booking

Once I have reviewed the enquiry, I provide an estimate based on the information available.

Fault finding normally starts from our standard minimum charge because the cause and duration cannot be confirmed until testing begins. The charging structure is explained before the appointment is booked.

Once accepted, we arrange a suitable attendance date. Customers receive a booking confirmation, reminders and a notification when I am travelling to the property.

Initial inspection

The first visit is used to investigate the symptoms and establish the likely cause.

At the Camberley property, the initial inspection identified extensive rodent activity within the loft. Although the lighting could not be repaired during that visit, we had established why further access was unsafe and what needed to happen next.

Stopping at that stage was the correct decision. The contaminated insulation and droppings needed to be professionally removed before electrical repairs could continue.

Quotation for additional work

Where the first inspection reveals that more substantial work is needed, I explain the findings and prepare a quotation or revised estimate.

On this project, the customer first needed to arrange specialist pest control and loft cleaning. Once the area was accessible, we could assess the full extent of the cable damage and complete the rewiring.

Returning to carry out the repair

During the return visit, we confirmed that the supply from the switch was healthy and traced the circuit between the LED batten fittings.

We removed or bypassed the damaged cable sections and installed new wiring between the fittings. The repair occupied the best part of a working day because several cable runs had been affected.

Testing and completion

Once the wiring was replaced, we checked the connections and carried out the appropriate testing before restoring power.

The pool lighting was then operated to confirm that the circuit and LED battens were functioning correctly.

Invoice and aftercare

Following completion, we issued our invoice.

Customers are also added to our aftercare programme, through which we occasionally provide electrical maintenance advice, reminders and information about other services. Long-standing customers can continue contacting me directly whenever another issue or planned project arises.

6) Common Electrical Problems Around Camberley

We regularly investigate faults caused by poor-quality DIY work or electrical alterations completed without the correct testing.

Replacing a socket, switch or light fitting may appear simple, but incorrect conductor identification, loose terminations and unsuitable connections can lead to circuits tripping or accessories becoming unsafe.

Another problem we occasionally encounter around Camberley is cable damage caused by wildlife. Some properties are close to woodland, fields or mature trees, and squirrels, mice or other rodents may find access through gaps in roofs, soffits and loft spaces.

Once inside, they can chew through cable insulation or completely sever smaller cables.

Rodent damage may result in:

  • Lighting circuits suddenly failing
  • Intermittent operation
  • RCDs or circuit breakers tripping
  • Damaged insulation around conductors
  • Short circuits
  • Loss of power to part of the property
  • Multiple faults along the same cable route

The damage is not always visible from the room below. A fitting may stop working even though the problem is several metres away within a loft, wall void or outbuilding.

Where pest contamination is present, specialist cleaning may be required before electrical work can continue. Once the cables have been repaired, the entry route should also be addressed. Otherwise, the same issue could happen again.

7) What Is Included in the Price?

Electrical fault-finding work is generally charged according to the labour and time required to investigate the problem.

Our standard minimum charge starts at £138. Straightforward faults may be diagnosed and repaired within the first hour, while larger problems involving hidden cable damage, several circuits or multiple visits may cost considerably more.

Depending on the scope, fault-finding and repair projects may range from approximately £138 to £1,500.

For the swimming pool project, there were two stages:

  1. The initial inspection and diagnosis
  2. The later testing, cable replacement and repair work

The first attendance allowed us to assess the fault and identify the rodent contamination. The second visit, carried out after the loft had been professionally cleared, involved the best part of a working day.

Labour normally includes:

  • Attendance at the property
  • Initial visual inspection
  • Safe isolation
  • Use of electrical test equipment
  • Diagnostic testing
  • Tracing the affected circuit
  • Identification of the fault
  • Repair work where possible
  • Testing before re-energising

Materials are charged separately. These may include replacement cable, connectors, fixings, accessories or light fittings.

If a fault cannot be safely repaired during the first appointment, I explain why and advise what needs to happen next. Any additional work is discussed before proceeding.

8) Guarantees and Customer-Supplied Products

Workmanship completed by MAYTRICS LIMITED is covered by our 12-month workmanship guarantee.

Products we supply also benefit from the applicable manufacturer’s warranty. If we install customer-supplied equipment, our guarantee covers the installation but not the product itself. Any manufacturing fault with a customer-supplied item would need to be dealt with by the retailer or manufacturer.

We are happy to install suitable customer-supplied replacement lights, replacement sockets and other replacement electrical accessories. However, we check that the product is appropriate for the location and compatible with the existing installation.

9) Materials and Brands We Use

We do not select products solely because they offer the lowest purchase price.

For sockets, switches and wiring accessories, we often use the Click range. It offers a clean finish, good reliability and a sensible balance between standard and premium products.

For consumer unit upgrades and consumer unit or fuse board replacements, we commonly use Scolmore Click Elucian equipment. Replacement parts are widely available and the finished installation has a professional appearance.

For electric vehicle chargers, we regularly recommend the Ohme Home Pro and Ohme ePod because of their smart charging features and modern design.

The most appropriate material always depends on the installation. A fault-finding repair may only require cable and connectors, while larger electrical alterations could involve additional sockets, additional lights, new circuits or replacement protective equipment.

13) FAQs

How much does electrical fault finding in Camberley cost?

Our standard minimum charge starts at £138. Larger investigations involving damaged wiring, materials or return visits can cost up to approximately £1,500, depending on the time and work required.

Can you give me a fixed price before attending?

Fault finding cannot normally be fixed-priced because the visible symptom does not confirm the cause. I provide an estimate and explain the charging structure before booking, then discuss any substantial additional work before proceeding.

How long does electrical fault finding take?

Many faults can be diagnosed within the first hour, but hidden or intermittent problems can take considerably longer. The Camberley swimming pool project required an initial visit followed by a return visit that occupied most of a working day.

Can rodents really damage electrical wiring?

Yes. Squirrels, mice and other rodents can chew through cable insulation or completely sever cables within lofts and outbuildings. This can cause power loss, tripping or potentially exposed conductors.

What happens if the area is contaminated by pests?

I will not disturb heavily contaminated insulation or droppings to continue an electrical repair. The area may need to be professionally cleaned and made safe before I return to inspect and repair the wiring.

Is your fault-finding work guaranteed?

Our workmanship is covered by a 12-month guarantee. Materials we supply also carry the relevant manufacturer’s warranty, but customer-supplied products remain covered by their original retailer or manufacturer.

Are you qualified to carry out electrical testing?

Yes. I have 20 years of electrical experience and am NICEIC registered, Part P certified and City & Guilds Level 3 qualified. MAYTRICS LIMITED is also Which? Trusted Trader approved.

If you have lost power to a lighting circuit, have an electrical fault that keeps returning or suspect that wiring has been damaged within a loft or outbuilding, send me the details and any photographs you can take safely. I will provide honest advice, explain the likely next step and make the charging structure clear before arranging the visit.
